DBS Pet and ESA Policy
Many of our residential communities are welcoming to pets and would be delighted to have your furry companions join you in your new home! It's mandatory for all applicants to go through our pet screening and verification process, regardless of whether you have a pet or not. All pets must be included in your application.

No, I don't have a pet
Start here for your required application process for any resident who does not own a pet or animal. There is no cost to you for completing this application. There is zero cost for completing this application process.
Yes, I have a pet
For all applicants that have pets, this is a required application. This includes dogs and cats and might include pets living in cages like songbirds, hamsters, guinea pigs or fish tanks. Please feel free to contact your property manager for clarification on these types of pets or view our list of prohibited pets here.
Assistance Animals or ESA
This process provides a HIPPA compliant and secure way of submitting a reasonable accommodation request for an assistance animal that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD's Fair Housing Act guidelines. There is no cost associated with this type of application.
Overview of Pet Policies
If you currently live in or are applying to live in a DBS community that allows pets and are considering adding a new furry friend to your household or have an existing pet, here are some important points to keep in mind.
- Prior to bringing the animal onto the premises, it is required that you inform your property manager or onsite manager about your intention.
- Whether your new addition is an Emotional Support Animal (ESA) or a regular pet, it must go through our screening process via our portal.
- The monthly rental fee for your pet will be determined based on their FIDO score, which is assessed through petscreening.com.
- Once your animal has successfully completed the screening and passed you will be asked to complete an animal agreement. Upon signing by the owners and resident, you can happily welcome your new pet to your residence.
Unfortunately, we cannot welcome all pets.
